A ready-to-move real estate project tucked away in Thakurpukur, on the outer stretch of South Kolkata. A little off the city chaos- Think calm neighbourhood vibes, open skies that let sunlight, breeze and space do their thing.
Elysiya offers 3-side open 3BHK apartments, with amenities like a landscaped rooftop garden, gym, and kids’ play zone, Elysiya was designed for families looking to upgrade their lifestyle- the kind of setup that lets you live big without leaving the city behind.
We were handed a ready property that was lying unsold.
The challenge? It wasn’t visibility. It was discoverability.
The biggest issue? Zero lead flow.
The catch? It’s just far enough from the heart of the city to make people think twice… and that’s where we stepped in.
At ₹71L+ (and that’s before taxes), Elysiya’s price point was slightly above average for the area, especially when competitors were dangling more amenities at the same tag. The MIG audience (our primary TG) was value-conscious- they wanted the right mix of affordability, convenience and amenities.
And the kicker- the client didn’t have access to their old social handles, so their previous engagement data, followers and brand recall? Gone. Poof.
So we had to start from ground zero– new social media pages, new ad account, new funnel- and build digital trust from scratch. We had to rebuild their digital presence from scratch, grow it organically, and set up a performance marketing funnel that could actually convert interest into site visits.
The brief was clear: get the property noticed, generate high-intent leads and make those 3 open sides and No GST advantage work harder than ever.
Our IDEATION
We kicked off by building the brand’s digital footprint again from scratch- from setting up optimized social handles to creating scroll-stopping creatives and short-form reel content that didn’t just show flats, but sold a lifestyle.
For paid media, we launched Meta Lead Generation Campaigns on the 6th of November 2024 until 27th of June 2025, focussing on Elysiya’s two big USPs-
3 sides open (because who doesn’t love cross-ventilation goals?)
No GST = instant tax savings (a big hook for the MIG segment).
From there, we began a cycle of A/B testing-experimenting with audience personas, ad creatives and CTA placements. We built multiple ad sets segmented by location, income bracket, and intent level, continuously monitoring metrics like CTR, CPL, and cost per qualified lead to keep our performance graph healthy.
When summer rolled in, we turned up the heat (pun intended) with a “Cool Offer” campaign- 4 ACs free with every flat! This not only boosted click-through rates but also created a strong psychological push to convert cold leads into hot prospects.
With constant optimisation, weekly creative refreshes, and on-the-fly audience retargeting, Elysiya’s campaigns started delivering- and soon, the project that was lying unsold started generating inquiries.
